Comparable analysis, market value and official appraisal guidance

Property Valuation

A realistic value range for sale, letting or inheritance and partnership resolution; referral to licensed firms if an official report is needed.

Free

Knowing your property's value is the first step in many situations, from the decision to sell to dividing an inheritance, ending a partnership or applying for a loan. Our free valuation service offers a consistent market value range for your property based on comparable sales and current listing data.

Criteria we look at

  • Location, street and district; proximity to transport and amenities
  • Net and gross area, floor, facade and view
  • Building age, construction quality, earthquake risk and management
  • Zoning status, deed type and occupancy status
  • Sales in the same area during the last 12 months

Official appraisal

When a CMB-licensed firm's report is needed for a bank loan, partition lawsuit or insurance, we refer you to partner valuation companies and coordinate the preparation of the report.

Our valuation report is an adviser's opinion and does not replace an official appraisal report.

How do we start?

The first meeting is free. Meet your adviser by booking online or phoning us; a written work plan and service contract suited to your needs are prepared together.

Scope of service

  • Free comparable analysis
  • Written report in 24 hours

Frequently asked questions

Is valuing my property chargeable?
No. Our advisers' comparable analysis and written price proposal are free and non-binding. An official appraisal report for a bank is paid separately to a licensed firm.
When and how much commission is paid?
In sales, 2% + VAT each from buyer and seller, paid when the title transfer is complete. In lettings, one month's rent + VAT is charged at signing. All rates are stated in the written service contract.
Can foreigners buy a home in Izmir?
Yes. The legislation has certain restrictions (military zones, area limits); our advisers coordinate the tax number, interpreter and title transfer process.
How does the appraisal work when buying with a mortgage?
The bank requests a report from a licensed valuation firm; the report value determines the loan amount. If the sale price is higher than the appraisal value, the difference is made up as down payment. We follow the process from start to end.
What do you look for when selecting a tenant?
ID, proof of income, employer details and previous landlord reference are examined. A summary assessment report is given to the landlord; the final decision rests with the landlord.
