Title and Legal Process Management

Support with title transfer, power of attorney, condominium easement and zoning queries

Title and Legal Process Management

Title and zoning checks before sale, power of attorney and appointment management during the sale, DASK and utility transfers afterwards.

Included in sales service

The most sensitive part of real estate transactions is the legal and official processes. A faulty title record, a missing occupancy permit or an unresolved annotation can delay a sale for months. Our process team, working with legal advisers, manages all these steps.

Scope

  • Research of title record, mortgages, seizures and annotations
  • Checking zoning status, building permit and occupancy permit
  • Draft sales promise contract and notary coordination
  • Land registry appointment, fee calculation and accompaniment on transfer day
  • DASK, utility and dues transfers; registration of rental contracts

Foreign buyers

For foreign buyers, extra steps such as obtaining a tax number, a sworn interpreter and checking military-zone and title restrictions are also coordinated. This process usually needs an additional 7 – 10 working days.

Frequently asked questions

Is valuing my property chargeable?
No. Our advisers' comparable analysis and written price proposal are free and non-binding. An official appraisal report for a bank is paid separately to a licensed firm.
When and how much commission is paid?
In sales, 2% + VAT each from buyer and seller, paid when the title transfer is complete. In lettings, one month's rent + VAT is charged at signing. All rates are stated in the written service contract.
Can foreigners buy a home in Izmir?
Yes. The legislation has certain restrictions (military zones, area limits); our advisers coordinate the tax number, interpreter and title transfer process.
How does the appraisal work when buying with a mortgage?
The bank requests a report from a licensed valuation firm; the report value determines the loan amount. If the sale price is higher than the appraisal value, the difference is made up as down payment. We follow the process from start to end.
What do you look for when selecting a tenant?
ID, proof of income, employer details and previous landlord reference are examined. A summary assessment report is given to the landlord; the final decision rests with the landlord.
