Letting Services

Tenant search, contract and deposit protection

Letting Services

A reliable tenant for the landlord and a fair contract for the tenant: presentation, screening and inventory report included.

One month's rent + VAT

The biggest risk in letting is meeting the wrong tenant. We examine each prospective tenant's ID, proof of income and references and give the landlord a summary assessment report. The rent is set taking current local market data and legal increase limits into account.

Letting process

  • Rent analysis and listing preparation
  • Booked viewings and tenant screening
  • Preparing the rental contract, deposit and inventory report (with photos)
  • Transfer of utility subscriptions (electricity, water, gas) and dues information

Legal framework

Rental contracts are prepared under the Turkish Code of Obligations: the deposit can be at most three months' rent and is held in a separate bank account; the annual rent increase does not exceed the legal limit. We inform landlord and tenant about eviction undertakings and renewal terms.

Frequently asked questions

Is valuing my property chargeable?
No. Our advisers' comparable analysis and written price proposal are free and non-binding. An official appraisal report for a bank is paid separately to a licensed firm.
When and how much commission is paid?
In sales, 2% + VAT each from buyer and seller, paid when the title transfer is complete. In lettings, one month's rent + VAT is charged at signing. All rates are stated in the written service contract.
Can foreigners buy a home in Izmir?
Yes. The legislation has certain restrictions (military zones, area limits); our advisers coordinate the tax number, interpreter and title transfer process.
How does the appraisal work when buying with a mortgage?
The bank requests a report from a licensed valuation firm; the report value determines the loan amount. If the sale price is higher than the appraisal value, the difference is made up as down payment. We follow the process from start to end.
What do you look for when selecting a tenant?
ID, proof of income, employer details and previous landlord reference are examined. A summary assessment report is given to the landlord; the final decision rests with the landlord.
